What we see in Oxfordshire

The hard part of Bespoke Staircases in Oxfordshire is not the making, it is the measuring. With Cotswold stone cottages, Georgian college-town terraces and new-build fringe estates making up much of the area, off-the-shelf sizes rarely line up. Locally you are contending with river-valley mist and prolonged autumn damp, so rot behind stone reveals where water tracks in at the joint is the fault we are called out to. What we concentrate on is setting out so the rise and going work on the day, not just on paper.

A surveyor visits first and records the real dimensions, at several points on each opening. Give us the basics and you will have a written figure, not a range that moves later.

Bear in mind for this area: listed and curtilage-listed properties are unusually common in the historic centres.

Rise, going and headroom in Oxfordshire

Three numbers decide whether a staircase is comfortable or awkward, and they are the first things we measure.

Rise

Maximum 220mm per step for a private stair under Part K. Consistent to within 5mm across the whole flight, because the foot notices what the eye does not.

Going

Minimum 220mm. Rise and going together must satisfy the pitch rule, which is why a flight cannot simply be shortened to fit a smaller opening.

Headroom

2m measured vertically from the pitch line. This is the constraint that most often forces a winder instead of a straight flight.

What clients tell us

Feedback collected directly from completed projects. Full written references are available on request before you commit.

“The headroom was tight and they redesigned the winder rather than telling us it could not be done.”

Verified client, Oxfordshire

“Dry-assembled in the workshop first, so installation day was genuinely uneventful.”

Verified client, Oxfordshire

“No squeaks at all a year on, which was the whole reason we replaced the old one.”

Oxfordshire questions

Do you cover Oxfordshire?

Yes. We cover the whole of Oxfordshire including Oxford, Banbury, Bicester, Abingdon and the surrounding villages. Listed and curtilage-listed properties are unusually common in the historic centres. Because river-valley mist and prolonged autumn damp, we allow for it at survey stage rather than discovering it on the day.

How long does a typical order take?

Most made-to-size orders run six to ten weeks from survey to delivery. Conservation and heavily detailed work can take longer, and we confirm the lead time in writing at quotation rather than leaving it open.

Is the timber certified?

All our stock is FSC certified and chain-of-custody documentation is supplied with the order, which most main contractors and specifiers now require for their records.

Do you take a deposit?

Not before the measured survey. A deposit is only requested once the survey is complete and you have approved the final schedule and price.

Will the finish need maintaining?

A factory-applied microporous finish typically needs inspection every three to five years, sooner on exposed coastal elevations. Maintaining it is far cheaper than letting a coating fail and the timber take up water.

What if the opening is out of square?

Most older openings are. The survey records the actual dimensions at several points and the unit is manufactured to suit, which is the main reason we survey rather than work from the sizes given over the phone.
