Bespoke staircases in Dereham

Most Staircase Renovation enquiries we take in Dereham start with an opening that is not a standard size. Around here it is flint and pantile cottages, Georgian merchant houses and coastal resort stock, and that alone rules out anything bought by the pallet. What accelerates it is exposed North Sea easterlies with salt-laden wind, and salt damage and finish erosion on east-facing coastal elevations follows sooner than owners expect. The value is in curing movement and squeak rather than just covering it over, not in the timber bill.

Each opening is recorded individually, since a terrace of identical houses rarely is. Send us sizes and a photograph and we will come back with a fixed written price.

A local consideration we always raise: flint walls give minimal reveal, so weathering detail carries the whole load.

What we cover locally

Survey visits in Dereham are usually booked within a week. There is no charge for the survey and no obligation to proceed.

Rise, going and headroom in Dereham

Three numbers decide whether a staircase is comfortable or awkward, and they are the first things we measure.

Rise

Maximum 220mm per step for a private stair under Part K. Consistent to within 5mm across the whole flight, because the foot notices what the eye does not.

Going

Minimum 220mm. Rise and going together must satisfy the pitch rule, which is why a flight cannot simply be shortened to fit a smaller opening.

Headroom

2m measured vertically from the pitch line. This is the constraint that most often forces a winder instead of a straight flight.

What clients tell us

Feedback collected directly from completed projects. Full written references are available on request before you commit.

“The headroom was tight and they redesigned the winder rather than telling us it could not be done.”

Verified client, Norfolk

“Dry-assembled in the workshop first, so installation day was genuinely uneventful.”

Verified client, Norfolk

“No squeaks at all a year on, which was the whole reason we replaced the old one.”

Dereham questions

Is the timber certified?

All our stock is FSC certified and chain-of-custody documentation is supplied with the order, which most main contractors and specifiers now require for their records.

Do you take a deposit?

Not before the measured survey. A deposit is only requested once the survey is complete and you have approved the final schedule and price.

Will the finish need maintaining?

A factory-applied microporous finish typically needs inspection every three to five years, sooner on exposed coastal elevations. Maintaining it is far cheaper than letting a coating fail and the timber take up water.

What if the opening is out of square?

Most older openings are. The survey records the actual dimensions at several points and the unit is manufactured to suit, which is the main reason we survey rather than work from the sizes given over the phone.

Can you match an existing profile?

Yes. If you can supply a section, a photograph with a rule in shot, or an old unit, we can replicate the profile. For conservation work this is usually the condition the planning officer will apply.
