Bespoke staircases in Ealing

Open Riser Staircases is one of those jobs in Ealing where the survey decides everything. Property here runs to Victorian and Edwardian terraces, mansion blocks and post-war infill, and each of those brings its own set of dimensions. Add high pollution load and sheltered urban humidity to that and paint failure on south-facing sashes and rot at the bottom rail becomes the usual trigger for replacement. This is really a job about open treads that still satisfy the 100mm sphere rule under Part K.

A surveyor visits first and records the real dimensions, at several points on each opening. Get in touch and we will be straight with you about cost and timescale.

One local point to factor in: large numbers of properties sit in conservation areas with like-for-like replacement conditions.

What we cover locally

Survey visits in Ealing are usually booked within a week. There is no charge for the survey and no obligation to proceed.

Rise, going and headroom in Ealing

Three numbers decide whether a staircase is comfortable or awkward, and they are the first things we measure.

Rise

Maximum 220mm per step for a private stair under Part K. Consistent to within 5mm across the whole flight, because the foot notices what the eye does not.

Going

Minimum 220mm. Rise and going together must satisfy the pitch rule, which is why a flight cannot simply be shortened to fit a smaller opening.

Headroom

2m measured vertically from the pitch line. This is the constraint that most often forces a winder instead of a straight flight.

Feedback collected directly from completed projects. Full written references are available on request before you commit.

“The headroom was tight and they redesigned the winder rather than telling us it could not be done.”

“Dry-assembled in the workshop first, so installation day was genuinely uneventful.”

Verified client, Greater London

“No squeaks at all a year on, which was the whole reason we replaced the old one.”

Ealing questions

Do you take a deposit?

Not before the measured survey. A deposit is only requested once the survey is complete and you have approved the final schedule and price.

Do you deliver nationwide?

Yes, we deliver across England, Wales and Scotland. Delivery is priced into the quotation so there is no separate charge added later.

Do you work in hardwood or softwood?

Both. Engineered hardwood is the default where movement or exposure is a concern, and slow-grown softwood is often the better value choice for painted work in sheltered positions. We will tell you which we would specify and why.

What guarantee do you provide?

Ten years on workmanship, covering manufacture and the factory-applied finish. Where we install, the installation is covered too. It is issued in writing with the handover paperwork.

Will the finish need maintaining?

A factory-applied microporous finish typically needs inspection every three to five years, sooner on exposed coastal elevations. Maintaining it is far cheaper than letting a coating fail and the timber take up water.
