Bespoke staircases in Ashbourne

If Loft Conversion Stairs in Ashbourne were straightforward, there would be a stock size for it. You are mostly dealing with Peak District gritstone cottages, mill housing and Georgian spa stock around here, so openings vary more than people expect. The exposure here is upland cold with heavy snow loading and hard frost, which is exactly the condition that causes frost heave damage and swelling on unbalanced-finish joinery. What you are paying for is fitting a compliant flight into an opening that barely allows one.

Nothing goes into manufacture until a surveyor has checked each opening on site. Rough dimensions and a couple of photographs are enough for us to price it properly.

Something particular to this area: Peak Park properties face some of the tightest external alteration controls in England.

What we cover locally

Survey visits in Ashbourne are usually booked within a week. There is no charge for the survey and no obligation to proceed.

Rise, going and headroom in Ashbourne

Three numbers decide whether a staircase is comfortable or awkward, and they are the first things we measure.

Rise

Maximum 220mm per step for a private stair under Part K. Consistent to within 5mm across the whole flight, because the foot notices what the eye does not.

Going

Minimum 220mm. Rise and going together must satisfy the pitch rule, which is why a flight cannot simply be shortened to fit a smaller opening.

Headroom

2m measured vertically from the pitch line. This is the constraint that most often forces a winder instead of a straight flight.

What clients tell us

Feedback collected directly from completed projects. Full written references are available on request before you commit.

“The headroom was tight and they redesigned the winder rather than telling us it could not be done.”

“Dry-assembled in the workshop first, so installation day was genuinely uneventful.”

Verified client, Derbyshire

“No squeaks at all a year on, which was the whole reason we replaced the old one.”

Ashbourne questions

Do you deliver nationwide?

Yes, we deliver across England, Wales and Scotland. Delivery is priced into the quotation so there is no separate charge added later.

What guarantee do you provide?

Ten years on workmanship, covering manufacture and the factory-applied finish. Where we install, the installation is covered too. It is issued in writing with the handover paperwork.

How long does a typical order take?

Most made-to-size orders run six to ten weeks from survey to delivery. Conservation and heavily detailed work can take longer, and we confirm the lead time in writing at quotation rather than leaving it open.

How do you handle glazing?

Standard double glazed units for most work, and slim-cavity units where a conservation officer has restricted sightlines. Single glazing with putty lines is available where the consent requires it.

Is the timber certified?

All our stock is FSC certified and chain-of-custody documentation is supplied with the order, which most main contractors and specifiers now require for their records.
