Bespoke staircases in Horsham

Open Riser Staircases in Horsham is rarely a catalogue job. Local stock is dominated by Sussex flint cottages, Regency seafront terraces and postwar new town housing, which sets the sizes and profiles we work to. Locally you are contending with strong coastal exposure with salt spray inland of the shoreline, so finish erosion on seaward elevations within a few years of coating is the fault we are called out to. What we concentrate on is open treads that still satisfy the 100mm sphere rule under Part K.

Every job is measured on site first, because drawn sizes and built sizes are seldom the same. Send us sizes and a photograph and we will come back with a fixed written price.

Something particular to this area: seafront properties need a shorter recoating cycle than inland equivalents.

What we cover locally

Survey visits in Horsham are usually booked within a week. There is no charge for the survey and no obligation to proceed.

Rise, going and headroom in Horsham

Three numbers decide whether a staircase is comfortable or awkward, and they are the first things we measure.

Rise

Maximum 220mm per step for a private stair under Part K. Consistent to within 5mm across the whole flight, because the foot notices what the eye does not.

Going

Minimum 220mm. Rise and going together must satisfy the pitch rule, which is why a flight cannot simply be shortened to fit a smaller opening.

Headroom

2m measured vertically from the pitch line. This is the constraint that most often forces a winder instead of a straight flight.

What clients tell us

Feedback collected directly from completed projects. Full written references are available on request before you commit.

“The headroom was tight and they redesigned the winder rather than telling us it could not be done.”

Verified client, West Sussex

“Dry-assembled in the workshop first, so installation day was genuinely uneventful.”

Verified client, West Sussex

“No squeaks at all a year on, which was the whole reason we replaced the old one.”

Horsham questions

Do you fit, or supply only?

Both. Supply-only is common for trade and contractor clients. For private clients we usually recommend supply and fit, because responsibility for the fit and the finish then sits in one place.

Is the timber certified?

All our stock is FSC certified and chain-of-custody documentation is supplied with the order, which most main contractors and specifiers now require for their records.

Can you match an existing profile?

Yes. If you can supply a section, a photograph with a rule in shot, or an old unit, we can replicate the profile. For conservation work this is usually the condition the planning officer will apply.

Do you work in hardwood or softwood?

Both. Engineered hardwood is the default where movement or exposure is a concern, and slow-grown softwood is often the better value choice for painted work in sheltered positions. We will tell you which we would specify and why.

How long does a typical order take?

Most made-to-size orders run six to ten weeks from survey to delivery. Conservation and heavily detailed work can take longer, and we confirm the lead time in writing at quotation rather than leaving it open.
