Bespoke staircases in Epsom
Open Riser Staircases in Epsom rewards patience at the setting-out stage. The building stock is interwar detached stock, Arts and Crafts houses and 1930s semis, so we expect variation before we ever pick up a tape. The exposure here is mild but damp, with heavy tree cover holding moisture against elevations, which is exactly the condition that causes sap staining and green growth on north elevations followed by joint opening. The value is in open treads that still satisfy the 100mm sphere rule under Part K, not in the timber bill.
Each opening is recorded individually, since a terrace of identical houses rarely is. Send what you have, even if it is only a phone photo, and we will take it from there.
Bear in mind for this area: high-value stock where owners specify hardwood over softwood as standard.

Learn more →Rise, going and headroom in Epsom
Three numbers decide whether a staircase is comfortable or awkward, and they are the first things we measure.
Rise
Maximum 220mm per step for a private stair under Part K. Consistent to within 5mm across the whole flight, because the foot notices what the eye does not.
Going
Minimum 220mm. Rise and going together must satisfy the pitch rule, which is why a flight cannot simply be shortened to fit a smaller opening.
Headroom
2m measured vertically from the pitch line. This is the constraint that most often forces a winder instead of a straight flight.
What clients tell us
Feedback collected directly from completed projects. Full written references are available on request before you commit.
“The headroom was tight and they redesigned the winder rather than telling us it could not be done.”
Verified client, Surrey“Dry-assembled in the workshop first, so installation day was genuinely uneventful.”
Verified client, Surrey“No squeaks at all a year on, which was the whole reason we replaced the old one.”
Verified client, SurreyEpsom questions
Do you fit, or supply only?
Both. Supply-only is common for trade and contractor clients. For private clients we usually recommend supply and fit, because responsibility for the fit and the finish then sits in one place.
Will the finish need maintaining?
A factory-applied microporous finish typically needs inspection every three to five years, sooner on exposed coastal elevations. Maintaining it is far cheaper than letting a coating fail and the timber take up water.
Do you work in hardwood or softwood?
Both. Engineered hardwood is the default where movement or exposure is a concern, and slow-grown softwood is often the better value choice for painted work in sheltered positions. We will tell you which we would specify and why.
Do you take a deposit?
Not before the measured survey. A deposit is only requested once the survey is complete and you have approved the final schedule and price.
Can you price from drawings?
Yes. Send a drawing set or a schedule and we will price against it. If anything is ambiguous we will query it before quoting rather than assume and reprice later.
