What we see in Kent

Half the Bespoke Staircases problems we fix in Kent started as a sizing assumption. You will find mostly weatherboarded Kentish cottages, oast conversions and coastal terraces in this area, and it moves as it ages. With salt-laden easterly wind along the coast in the mix, coating breakdown on exposed elevations and corrosion of ironmongery is a question of when rather than whether. Where we put the effort is setting out so the rise and going work on the day, not just on paper.

We would rather spend an hour surveying than a week correcting. Ask us for a figure and you will get one, with the lead time stated alongside it.

Local factor worth flagging early: coastal exposure makes finish specification more important than timber species.

Rise, going and headroom in Kent

Three numbers decide whether a staircase is comfortable or awkward, and they are the first things we measure.

Rise

Maximum 220mm per step for a private stair under Part K. Consistent to within 5mm across the whole flight, because the foot notices what the eye does not.

Going

Minimum 220mm. Rise and going together must satisfy the pitch rule, which is why a flight cannot simply be shortened to fit a smaller opening.

Headroom

2m measured vertically from the pitch line. This is the constraint that most often forces a winder instead of a straight flight.

What clients tell us

Feedback collected directly from completed projects. Full written references are available on request before you commit.

“The headroom was tight and they redesigned the winder rather than telling us it could not be done.”

Verified client, Kent

“Dry-assembled in the workshop first, so installation day was genuinely uneventful.”

Verified client, Kent

“No squeaks at all a year on, which was the whole reason we replaced the old one.”

Kent questions

Do you cover Kent?

Yes. We cover the whole of Kent including Maidstone, Canterbury, Ashford, Dartford and the surrounding villages. Coastal exposure makes finish specification more important than timber species. Because salt-laden easterly wind along the coast, we allow for it at survey stage rather than discovering it on the day.

Can you work on a listed building?

Yes, and a significant share of our work is listed or conservation area. We can supply drawings and section details to support a listed building consent or planning application, though the consent itself remains the owner's responsibility.

What guarantee do you provide?

Ten years on workmanship, covering manufacture and the factory-applied finish. Where we install, the installation is covered too. It is issued in writing with the handover paperwork.

Is the timber certified?

All our stock is FSC certified and chain-of-custody documentation is supplied with the order, which most main contractors and specifiers now require for their records.

Do you work in hardwood or softwood?

Both. Engineered hardwood is the default where movement or exposure is a concern, and slow-grown softwood is often the better value choice for painted work in sheltered positions. We will tell you which we would specify and why.

What if the opening is out of square?

Most older openings are. The survey records the actual dimensions at several points and the unit is manufactured to suit, which is the main reason we survey rather than work from the sizes given over the phone.
