Bespoke staircases in Southend-on-Sea

People come to us about Cantilever Staircases in Southend-on-Sea once the cheap option has already failed. Local property is overwhelmingly estuary bungalows, 1930s ribbon development and timber-framed village stock, which is why we never quote from a catalogue. Then there is the driest climate in the UK with sharp summer heat, which reliably produces shrinkage cracking and glazing bead failure from repeated drying cycles given enough seasons. What you are paying for is the hidden steelwork that makes a floating tread genuinely safe.

We would rather spend an hour surveying than a week correcting. Send what you have, even if it is only a phone photo, and we will take it from there.

A local consideration we always raise: low rainfall shifts the risk from rot toward movement and seal failure.

Rise, going and headroom in Southend-on-Sea

Three numbers decide whether a staircase is comfortable or awkward, and they are the first things we measure.

Rise

Maximum 220mm per step for a private stair under Part K. Consistent to within 5mm across the whole flight, because the foot notices what the eye does not.

Going

Minimum 220mm. Rise and going together must satisfy the pitch rule, which is why a flight cannot simply be shortened to fit a smaller opening.

Headroom

2m measured vertically from the pitch line. This is the constraint that most often forces a winder instead of a straight flight.

What clients tell us

Feedback collected directly from completed projects. Full written references are available on request before you commit.

“The headroom was tight and they redesigned the winder rather than telling us it could not be done.”

Verified client, Essex

“Dry-assembled in the workshop first, so installation day was genuinely uneventful.”

Verified client, Essex

“No squeaks at all a year on, which was the whole reason we replaced the old one.”

Southend-on-Sea questions

What if the opening is out of square?

Most older openings are. The survey records the actual dimensions at several points and the unit is manufactured to suit, which is the main reason we survey rather than work from the sizes given over the phone.

Do you deliver nationwide?

Yes, we deliver across England, Wales and Scotland. Delivery is priced into the quotation so there is no separate charge added later.

How do you handle glazing?

Standard double glazed units for most work, and slim-cavity units where a conservation officer has restricted sightlines. Single glazing with putty lines is available where the consent requires it.

Do you take a deposit?

Not before the measured survey. A deposit is only requested once the survey is complete and you have approved the final schedule and price.

Do you fit, or supply only?

Both. Supply-only is common for trade and contractor clients. For private clients we usually recommend supply and fit, because responsibility for the fit and the finish then sits in one place.
